Elevate Capital and PGIM Real Estate complete $132 mil acquisition of Stamford Court

Spark61, a mutual venture among Singapore-based property investment company Elevate Capital Group and PGIM Property– the property investment arm of global asset manager PGIM– has actually completed its $132 million procurement of Stamford Court from Singapore Land Group (SingLand).

Other close-by landmarks consist of the Singapore Management University, the National Museum of Singapore and St Andrew’s Cathedral. The real property is also a 10-minute ride away from the CBD and the Orchard Roadway e-commerce belt.

Found in Singapore’s midtown core, Stamford Court lies in just walking proximity of three MRT terminals– Bras Basah on the Circle Line, City Hall Interchange on the East-West and North-South Lines, and Bencoolen on the Midtown Line.

” Stamford Court’s important place and outstanding connectivity give significant potential for its transformation into a vibrant, creative hub.”

Fiona Cho, chief managing expert and top accounts executive at PGIM Real Estate, adds in: “As the global real estate industry achieves an inflection point, financiers are looking to return to the market in search of value-add chances with strong revenue opportunity.

Tembusu Grand floor plan

Stamford Court is a four-storey commercial structure with 62,900 sq ft of net lettable space situated at 61 Stamford Roadway. It already functions as an office space with ground-floor retail store units. Finished in 1996, the building has a 99-year contract from 1994.

SingLand first off released the sale of its 100% interest in completely acquired branch UIC Land, which manages Stamford Court, in August.

” As our maiden assets, Stamford Court offers the prospective to showcase our capability in re-imagining conventional usages of property,” says Ashish Manchharam, managing associate of Elevate Capital Group, in an Oct 24 press release.

Following the purchase, the joint venture intends to change the commercial property right into a mixed-use development with living, co-working, and lifestyle components.
