Tourism recovery pushes Orchard Road retail rents up 2.3% y-o-y in 4Q2024: Savills
Recovery in inbound visitors has actually driven demand for retail place in tourist locations, according to a report by Savills Singapore. Rents of Orchard area shopping centers tracked by the consultancy documented a 2.3% y-o-y rise last quarter, whilst suburban area shopping malls decreased somewhat by 0.1% y-o-y around the same duration.
Rental growth for malls in the Orchard space is forecasted to reach the top bound of the 1% to 2% range in 2025, while suburban rental growth is anticipated to come in the lower end due to sluggish residential costs, states Cheong.
In addition, openings for retail space in the Orchard Planning Area and the Rest of Central Area dropped to an all-time low in the last five to six years on the back of enhanced take-up and limited supply. “The greater demand in the Downtown Core and Orchard Planning Area could be steered by the arriving of new international labels as the tourism recovery strengthened retailers’ confidence,” mentions the Savills’ statement.
Looking forward, tourist resurrection is assumed to carry on in 2025 with 17 million to 18.5 million presumed traveler arrivals complying with a pipeline of leisure and Mice events, claims Alan Cheong, executive manager of research study and consultancy at Savills Singapore.
He adds: “Nevertheless, the general retail sales efficiency stays unpredictable as consumers shift their expenditures patterns and practices. Paired with limited prime retail supply in the near term, sustained renting need in tourist destinations and prime-facing areas are anticipated to continue generating prime retail leas.”
According to Savills Singapore, this remains in line with URA’s rental index records, that monitored leas in the central location growing at a quicker level of 1.0% y-o-y in 4Q2024. Meanwhile, leas in the fringe area fell by 1.0% y-o-y for the same duration.
Overall, retail lease throughout all areas documented positive net demand in 2024, with the Downtown Core Planning Area surpassing the rest. Final absorption for 2024 reached the top level in the last years, at greater than 1.2 million sq ft, up from the three-year historic yearly average of 958,000 sq ft.
Islandwide vacancy for retail spaces proceeded to ease, dropping from 6.5% in 4Q2023 to 6.2% in 4Q2024– the most affordable in 10 years.
He thinks that enhancing outgoing trip in the year in the future might better dilute intake spend in Singapore, especially in the suburban areas.
