Two-bedder at RoyalGreen going for $1.95 mil

Initially released for sale in October 2019, RoyalGreen sold 33 units (12%) over its launch weekend and achieved a common market price of $2,750 psf. A collection of caveats by EdgeProp Singapore shows that the average price at RoyalGreen today is close to $2,890 psf.

A two-bedroom unit at RoyalGreen is going to be put on the neighborhood at the upcoming real estate auction on Wednesday, June 25, by ETC (previously Edmund Tie & Co.) An owner’s sale, the 667 sq ft unit has a guide rate of $1.96 million, that works out to $2,939 psf.

Recently completed 99-year condos, such as Fourth Avenue Residences, regulate a typical resale cost of $2,440 psf. This is a different development by Allgreen Properties that was finished three years ago

The owner-occupier has actually kept the unit in great condition. It is also found in a relatively quiet neighborhood facing a close-by linear free park far from the traffic noise generated at Bukit Timah Road.

Positioned on the 3rd floor, the two-bedder features a typical dumbbell style with a kitchen space, a cobined living/dining space with a porch, and 2 ensuite bedrooms. The unit overlooks one of the condominium’s two swimming pools and the main green lawn.

Among most of the freehold deluxe apartments in the place, RoyalGreen regulates the highest resale price. On the other hand, resale units at older freehold projects including the neighbouring Villa Azura, a 25-year-old condo on Cherry Ave, take around $1,700 psf. Meanwhile, resale prices at Sixth Avenue Ville are about $2,270 psf, whilst the average price at Fifth Avenue Apartment is approximately $2,090 psf.

RoyalGreen is a 285-unit deluxe, estate flat on Anamalai Avenue, off Bukit Timah Road in prime District 10. Established by Allgreen Properties, the freehold project sits on a 174,176 sq ft site with eight five-storey blocks. The development consists of 2- to four-bedroom units of 635 sq ft to 1,475 sq ft.

There have been three resale purchases at RoyalGreen so far this year. The most current deal was a three-bedroom unit that brought $2.92 million ($ 2,981 psf) when it modified hands on May 7. Some other three-bedder was sold for $3.04 million ($ 2,851 psf) on April 3, and a 1,044 sq ft three-bedroom unit transacted for $3.1 million ($ 2,977 psf) when it was sold on Feb 11.

RoyalGreen is also opposite the prior Turf City, which was vacated in 2023 to help with the site’s redevelopment into a new high-density housing estate with public areas and amenities. The very first private residential place for development was started in April under the government land sales program.
